Air Infiltration and Thermal Envelope Inspection

smoldering wires in attic - thermal imaging home inspection seattleinfrared thermal imaging scan seattle, smoldering wires in atticI found this one in a customers attic, he had just bought this home and had renters in it.

Someone here thought it was a good idea to power a motorhome with 40 amps on this cord. Maybe the closest I have ever found to a eminent fire condition.  If it were any worse, I am sure the home would have burned down. To make this condition even worse, this home didnt have a single working smoke detector in it.

Our thermal imaging system can 'see' where the temperatures may result in condensation.

In this shot, we are looking at the ceiling in the back corner of a home.  The insulation is lacking and there is a drop on temperature.  This drop is so great at the this humidity, the camera and software was warning about condensation.

This is a very important measurement, as any chance of condensation in the building is a invitation for structural pests.

The most accurate thermographic inspection device is a thermal imaging camera, which produces a 2-dimensional thermal picture of an area showing heat leakage. Spot radiometers and thermal line scanners do not provide the necessary detail for a complete home energy assessment. Infrared film used in a conventional camera is not sensitive enough to detect heat loss.

This technology has a number of applications. Scanning electrical systems can detect abnormally hot electrical connections or components.  Scaning of mechanical systems can detect the heat created by excessive friction. We use thermography as a tool to help detect heat losses and air leakage in building.

Infrared scanning allows us to check the effectiveness of insulation. The resulting scans help owners determine whether a building needs insulation and where in the building it should go. Since wet insulation conducts heat faster than dry insulation, scans of roofs can often detect roof leaks.

You may opt for a full home scan before purchasing a house, even new houses can have defects in their thermal envelopes. These scans may be usefull as documentation in court proceedings.
